JOB DESCRIPTION
Te kōwhiringa | The Opportunity
Downer holds a long-term Asset Management and Facilities Management contract with the Department of Corrections (DoC) and the Ministry of Justice (MoJ). This Contract involves the proactive management and delivery of facilities services to a national portfolio including 15 prisons, 100 courts and 157 community correctional sites.
The Senior Property Manager will manage customer relationships and overall service delivery for a designated portfolio of Ministry of Justice and Corrections Community Sites across the Upper and Central North Island.
In addition, the Senior Property Manager will:
Lead by example to actively promote and embed a Zero Harm culture within the team.
Provide effective leadership and direction to the Downer property team in line with company values.
Build and maintain strong, collaborative relationships with customers through positive engagement.
Ensure safe, cost-effective, high-quality service delivery that meets KPIs and compliance requirements.
Maximise team productivity, manage subcontractors responsibly, and maintain strong financial performance across sites.
Regularly visit key sites (MoJ and CCS) to build customer trust and confidence.
Nga pūkenga matua | Important Skills
5+ years of management experience in the facilities industry, with strong operational and KPI-driven performance.
Demonstrated commercial acumen, including cost management, productivity improvement, and fiscal responsibility.
Strong analytical, numerical, and data interpretation skills for evidence-based decision-making.
Proven ability to manage time, meet deadlines, and deliver quality work with minimal rework.
Solid understanding of Health and Safety at Work Act 2015 and commitment to compliance.
Excellent leadership, interpersonal, and communication skills, able to work independently and collaboratively.
Proficient in Microsoft Office (Outlook, Word, Excel) with a willingness to travel regularly.
