Dollarama Australia operates The Reject Shop store network and is undergoing a significant transformation following its acquisition by Dollarama. As we strengthen our national Property function, we are seeking a commercially driven National Property Manager to join our Melbourne-based team and deliver strong leasing outcomes across a high-value retail portfolio.

About the Role

This role sits at the commercial centre of our national property strategy. You will be responsible for delivering strong financial and strategic outcomes through complex lease negotiations, portfolio optimisation and relationship management with key institutional landlords and developers across Australia.

Operating within a centralised national portfolio model, this role balances long-term value creation with disciplined execution. It is a senior, high-trust position suited to a confident negotiator who thrives in a fast-paced, high-accountability environment and is motivated by delivering tangible commercial results.

This position also offers the opportunity to grow within a transforming Property function, with scope to take on broader leadership responsibilities over time.

Location: Melbourne Support Office

Hybrid working model – 3 days in the office and 2 days WFH

Key Responsibilities

Lead complex lease negotiations across renewals, relocations and new store acquisitions within a national retail portfolio
Manage and optimise a portfolio of retail assets to deliver strong commercial outcomes aligned with business strategy
Build and maintain strategic relationships with institutional landlords, developers and key industry stakeholders nationally
Identify and execute opportunities for rent reduction, lease restructuring and portfolio improvement
Provide commercial insight, market intelligence and strategic recommendations to support national property decision-making
Balance long-cycle strategic negotiations with the disciplined delivery of portfolio priorities
Partner closely with Legal, Finance, Store Development and Property Operations to ensure governance, alignment and timely execution
Support national portfolio planning, landlord engagement strategies and long-term value creation initiatives
Contribute to the evolution of a centralised, high-performing Property function aligned with Dollarama’s growth agenda
About You

Proven experience negotiating retail leases across a national or multi-region portfolio
Strong commercial acumen with a demonstrated ability to deliver value-driven outcomes
Confident engaging with institutional landlords such as Scentre Group, GPT, Stockland, ISPT, QIC or similar
Strategic thinker with the ability to operate effectively in a high-volume, fast-paced environment
Clear communicator with strong negotiation, influencing and stakeholder management skills
Self-driven and accountable, with the ability to operate independently within a lean team structure
Ambitious and motivated to grow within a transforming national property function
Experience within national retail, large-format or multi-site portfolios is highly regarded
