The Tenant and Landlord relationship is crucial toward the best property performance, and we place huge emphasis on our communication, experience, and knowledge to exceed expectations of the Landlords and Tenants.

This role will require you to manage all day-to-day matters for a portfolio of properties. You will be in regular contact with real estate agents, property consultants and many different trade contractors to ensure the smooth operation of buildings. A successful applicant will be confident dealing with people, have strong attention to detail and be able to think outside the square.

To manage a portfolio of properties to achieve best outcomes for clients including securing new tenancies. BWOF and health and safety compliance. Approval of Landlord expenses. Rent and OPEX accounts receivable. Property maintenance and improvements. Engaging valuers, insurance brokers and consultants. Negotiating lease terms, renewals and rent review.

Identify highest and best use opportunities of a property including alternative tenancy values redevelopment options.

Maintain strong relationships with Tenants including developing their trust and support. Ensuring their requirements are understood and addressed wherever possible.

Direct reporting to Owners and Managing Director including monthly reporting. Regular communication and in person meetings.

We operate as a team and the best outcome for the team is your shared responsibility. There will be other tasks required from time to time as requested or initiated by others. You will be required to travel as our portfolio of buildings are located throughout New Zealand.

Previous experience in property management alongside a strong base of computer skills is required in Excel, Word and Outlook is essential. We operate Re-Leased property management software and Xero accounting software. Hours are negotiable for the right person.
